Historic Properties
Properties in Key West’s Historic District are subject to HARC requirements for exterior changes. Some contributing properties outside the Historic District can also fall under HARC jurisdiction. Whether you are considering renovations before buying or preparing a property for sale, understanding the property’s status is important.

Flood & Insurance
Flood zones, elevation and insurance considerations vary by property. The City of Key West currently holds a Class 5 rating through FEMA’s Community Rating System. Eligible National Flood Insurance Program policies may receive CRS discounts based on the property’s flood zone and policy eligibility.

Condominiums
When buying or selling a condominium, association finances, reserves, insurance, governing documents and any applicable structural reports can be important parts of the transaction.

Property Taxes
A buyer’s future property-tax bill may be different from the seller’s current bill. Property taxes are based on taxable value and applicable millage rates, and exemptions and assessment limitations may also affect the amount owed.
