Rare for a single-family home in Key West, this three-unit compound in the island’s sought-after Midtown West neighborhood that’s just steps from the beach has views of the Atlantic Ocean.

As an added bonus, the home conveys with a special and exclusive pie recipe. “Kayla’s Famous Atlantis House Key Lime Pie” passes from seller to buyer, a 30-year tradition, according to the listing. Further, every renter gets a homemade pie with their stay.

Key West, widely regarded as the birthplace of Key lime pie, celebrates the dessert each summer with the Key Lime Festival, which was held for five days earlier this month. Along with various pie tastings around the island and the “World Famous Key Lime Pie Eating Championship,” a festival highlight is the annual gravity-defying competition known as the Key Lime Pie Drop, in which contestants build custom protective contraptions to launch miniature Key lime pies from the 86-foot observation deck of the historic Key West Lighthouse on Whitehead Street. The goal is to land the pie safely on a ground-level target without splattering it.

Known as the Atlantis House, the compound includes a main house that can be rented on a monthly basis and two detached one-bedroom suites that qualify as transient rentals, she said. They can be rented by the night.

The seller rents the transient units through a management company and then rents out the main house herself.

“She uses it for herself a lot,” Donnelly said. “She’s from California, and she loves coming down here.”

Most would-be buyers are looking at the property as an investment opportunity, she said. “It’s a very good income producer.”

That would allow somebody to live in the three-bedroom main house and still have income from the two nightly rentals, or you could convert the whole thing into a family compound for multiple generations, she said. The Atlantic Boulevard home is being sold furnished.

Transient, or short-term, rentals “are very hard to come by” in Key West, Donnelly said. “This has two. That adds a lot of value to the home.”

In season, the three-bedroom house rents for $15,000 a month, with an $8,000 off-season price tag, she said, The Palm Suite goes for $600 a night in season, and $350 to $400 off season. The smaller Banyan Suite has a nightly rate of $400 in season and $250 to $300 off season.

Within the compound, the water views are particularly good on the main house’s second-floor walkabout, Donnelly said.

The home conveys with a special pie recipe, “Kayla’s Famous Atlantis House Key Lime Pie,” that has passed from seller to buyer for 30 years.

“In Key West, you really don’t have ocean-view homes,” she said. “Maybe there are a handful. All of them with ocean views are either condos or hotels.”

From the front door, you step into a mosaic-tiled foyer with whimsical swinging hammock chairs and views of the garden, Donnelly said. “The owner loves to read there.”

Other architectural details include French doors, impact-rated doors and windows and terrazzo floors, according to the listing. The kitchen features an island, white quartz countertops and a separate Sub-Zero refrigerator/freezer.

The main level offers two bedrooms that open to a landscaped and fenced yard with a bistro patio, according to the listing.

This level has a fairly large open-plan living room with a dining table for eight, Donnelly said. “In Key West, everything is the size of a postage stamp,” so this is another plus for the home.

A spiral staircase leads upstairs to the third bedroom, which has dual sliders that open to a rooftop terrace with covered sitting and dining areas and open views of the Atlantic., she said. <

“That’s the wow factor. It’s just ocean. It’s all ocean view.”

The owner, who bought in 2021, added the walk-around deck on the second floor, Donnelly said. The guest suites at the back of the property offer dedicated parking and private access to a landscaped and fenced yard with a shared deck shaded by mature palm and other trees, according to the listing.
