Many of the homes people fall in love with here are a century old or more. That history is a big part of the appeal, and it also means renovating in Key West works differently than almost anywhere else. Three sets of rules shape what you can do with a property, and they are worth understanding before you make an offer, not after.
HARC review
Much of Old Town sits within the historic district, where exterior changes go through the Historic Architectural Review Commission. Windows, doors, roofing, porches, additions and even fences may need a Certificate of Appropriateness before work begins. The guidelines exist to protect the character of the neighborhoods, and working with them from the start saves time, redesigns and frustration.
FEMA and flood zones
Understanding a property’s flood-zone status before planning a renovation can significantly affect the budget, design, and, in some cases, the decision to purchase. When the cost of improvements reaches 50% of a structure’s value, the property generally must be brought into compliance with current flood standards, which may require elevating the home. However, homes in flood x zone are generally outside the FEMA-designated Special Flood Hazard Area, so they may not be subject to the same requirements that apply in higher-risk flood zones. This can allow for greater flexibility when renovating without triggering a requirement to elevate the home.
Lot coverage
Key West has some guidelines around how much of a lot can be covered by buildings and other hard surfaces, while also preserving a certain amount of open, permeable space. Pools, new decks, and additions can all factor into that calculation, so it’s worth checking the existing lot coverage before assuming there’s room to expand.
Before you buy
If you’re considering a home with plans to renovate, we’d love to be part of the conversation from the beginning. We know the right questions to ask local architects, contractors, and permitting experts who navigate these rules every day. A little planning upfront can give you peace of mind, help you avoid surprises, make you feel confident in your purchase, and ensure the home has the potential to grow with your vision.
